Michael LeavittWatts 80M2This is a very unique thermal expansion valve designed by Watts that most people would never realize was a thermal expansion device. Watts integrated thermal expansion protection with a toilet flush valve. This totally escapes most people, yet it is a valid device to help with thermal expansion.

WARNING: Homes originally designed with a Watts 80M2 thermal expansion device may have this safety system removed when a flush valve assembly is replaced.

SCENARIO: The toilet is constantly making a fill sound and the homeowner calls a handy friend, handyman, or rookie plumber who has never heard of a Watts 80M2. They find the toilet'’ flush valve making all the sound and realize that a new flush valve assembly. They install a traditional $8.00 Flushmaster valve, collect their $100 install fee and leave happy without knowing that the home now has no thermal expansion protection.

WATTS PRODUCT DESCRIPTION: Series Governor™ 80M2 Toilet Fill Valve and Thermal Expansion Relief Valves are triple-function devices: a toilet tank fill valve, an anti-siphon backflow preventer and a thermal expansion pressure relief valve. Governor™ 80M2 limits the domestic water system's preset static pressure, protects the temperature and pressure relief valve on the water heater, reduces the requirement for a thermal expansion tank or an auxiliary relief valve and prevents backflow from water closets, adjustable to fit all standard toilet tanks. Relief Valve Set At: 80psi.

Watts 80M1IMPORTANT WATER PRESSURE NOTE: This is a control device that limits system pressure in the event of thermal expansion. It does not take the place of any safety relief devices that are required by code. If the incoming water pressure exceeds 65psi (448 kPa), a pressure reducing valve must be installed at the service entrance. If the system already contains a pressure reducing valve, be sure it is set no higher than 70psi (483 kPa) under a no-flow condition.

PRICE $$$: Unknown - The Watts 80M1 (lesser model) lists for $53.60 online. The 80M1 does not have the water shut off feature.
